As a Mortgage Closing and Construction Specialist for Abound Federal Credit Union, you will be engaged in a rewarding and challenging environment in our Mortgage Department.

This position ensures accurate and complete loan settlement documentation.  Responsibilities include assembling, preparing, and reviewing critical documents for mortgage loans. 

This position serves as the primary liaison between settlement agencies (title companies), realtors, members, builders and any other interested parties for mortgage closings and construction loans in draw period.

This position’s responsibilities include handling   all aspects of closed construction loans during construction phase up to and including conversion to permanent financing.

Additional responsibilities include working with mortgage processors, underwriters, and mortgage servicing, to ensure that loan closing, construction period, and conversion. documents are accurate in order to have fully compliant mortgage loans. 

This position ensures all pre-closing conditions have been met, as well as manages the document packages returned by the settlement agents.  This position is responsible for funding loans from the appropriate general ledger.

What You’ll Do:

  • Serves as intermediary between all parties in the real estate closing transaction.
  • Communicates with the title company to gather all necessary information to ensure accurate document preparation.
  • Works closely with mortgage processors, borrowers and realtors to ensure all anticipated/contract closing dates and timelines are feasible and on target.
  • Review files prior to sending closing packages, to ensure accuracy within the file. Works with the processor and/or underwriting to correct any errors that may arise, before moving the file to closing.
  • Has the ability to initiate contact with Borrower(s), Realtors(s), Closing Attorneys and Title Companies regarding the loan being moved to the closing area; communicating the closing date and time, etc.  Coordinates the delivery of documents before closing.
  • Ensure members are aware of all items needed for closing, such as proper identification, acceptable types of funds, etc.
  • Review loan documents to ensure compliance with state and federal regulations, to include any/all previously issued Loan Estimates (LE) and Change of Circumstance Notices to identify any potential TRID tolerance violations, make appropriate adjustments when preparing the initial Closing disclosures. Lock-in rate with borrower if not already locked and prior to issuing initial CD.
  • Reviews files for closing completeness, closing instructions and wire information.  Prepares closing package and coordinates with closing attorney, ensuring all Closing Disclosures are agreeable to all parties involved and makes any necessary revisions.
  • Coordinate loan funding and wire transfers with the accounting/finance team.
  • Ensures auto payment transfers are set up correctly.
  • Prepare loan files and complete checklists for pre-boarding and transfer to Post Closing.
  • Maintain a pipeline report of Construction loans efficiently and accurately and review daily to ensure loans are moving forward in a timely manner.
  • Work with Loan Officers when they have a builder seeking to be added to our approved builder list. Sends builder references by fax or email to start approval process for new builders and submits requests to Management for approval.
  • Work with members and builders during the construction phase of our construction loans.  This includes handling draw requests, ordering inspections, title updates as needed, and monitoring project progress to ensure completion of the build and the project is on budget.
  • Provide monthly reporting to management on in progress construction loans to ensure projects are staying on track and on budget..
  • Works with members, builders and department management to resolve any construction projects where overages or time delays occur or are occurring.
  • As projects are completed, the Construction Specialist will be responsible for ensuring members have a certificate of occupancy and collecting final builder affidavits ensuring clear title.
  • Demonstrate excellent attention to detail and ensure responsibilities are prioritized and completed accurately and efficiently.
  • Provide exceptional service to our members and other Credit Union branches/departments. This includes providing prompt responses while demonstrating creative problem solving and flexibility.

Salary Info:

$19.64 - $24.55 / hour
